Why PECKY

Code compliance for a business space is not the same as for a private home

Two of our designers are NCIDQ-certified, which matters more on a commercial project than almost anywhere else — getting it wrong is expensive. We bring that same level of expertise to a restaurant or office that we bring to a full residential build.

We also work directly with vendors we trust for commercial-grade materials, the same relationships that back our residential and custom furniture work. See our featured brands page for the vendor lines we carry.

If a commercial-grade material doesn’t hold up the way it’s supposed to, we go back to the manufacturer on your behalf, the same way we do for our residential clients. That accountability matters even more in a space that sees daily foot traffic from customers or guests, not just a family living room.

What Commercial Design Involves

Commercial and hospitality projects come with a different set of considerations than a home. Foot traffic, accessibility, durability, and code compliance all shape the design in ways a residential project doesn’t have to account for.

01

Space Planning for Traffic and Flow

How customers, guests, or staff actually move through a space changes almost every design decision, from where furniture sits to how wide a walkway needs to be. We plan for how the space will actually be used, not just how it will look in a rendering.

02

Commercial-Grade Materials

A fabric or finish that looks perfect in a home can wear out fast under the kind of daily traffic a restaurant or office sees. We select materials built to hold up, not just to photograph well on day one.

03

Code-Compliant Design

Two of our designers hold NCIDQ certification, which means they understand the code requirements that apply specifically to commercial spaces. That knowledge gets built into the plan from the start, instead of surfacing as a problem during permitting.

04

Brand and Guest Experience

For a hospitality property especially, the design has to reflect the experience you’re building for guests, not just fill a floor plan with furniture. We treat the styling and the layout as part of the same decision.

Selected Work

Commercial & Hospitality Projects

Offices, hospitality properties, and business interiors across the Sarasota area.

Why It Matters

A business space has to work as hard as it looks good

A hospitality property that’s beautiful but confusing to navigate loses guests. A restaurant with the wrong material choices in high-traffic areas ages fast and starts costing money in repairs. Getting the planning right up front avoids both problems, and it’s a lot cheaper to solve on paper than after the space is built.

Residential code violations are often a matter of a permit delay. Commercial code violations can mean a business doesn’t open on schedule, or worse, gets shut down after opening. Accessibility requirements, fire egress, and occupancy limits all factor into a commercial design in a way that simply doesn’t apply to a private home.

Having designers on the project who understand these requirements from the start means they get built into the plan instead of surfacing as a costly correction during inspection.

Our Process

Built around how your space will actually be used once it opens

Commercial projects start the same way residential ones do: a meeting to understand the space, the use case, and the goals. From there, our designers work through the same code-aware planning process they’d bring to a ground-up residential build, adapted to the specific requirements of a business or hospitality space.

Because every commercial space serves a different purpose, from a quiet office to a busy restaurant floor, there isn’t a single template we apply.

The range of commercial work we take on

Commercial design covers more ground than people sometimes expect. It might be a single office that needs a layout that actually works for how a team moves through the day, or it might be a hospitality property being built from the ground up. The planning principles stay the same either way: understand how the space will be used, then design around that.

Because our designers also do ground-up residential work, they’re used to being brought into a project early, before construction decisions have already limited what’s possible. That’s just as valuable on a commercial buildout as it is on a custom home.

Space Types

Restaurants, offices, and hospitality properties

“Commercial” covers a wide range of spaces, and each one has its own priorities. A restaurant needs a floor plan that keeps servers moving efficiently without crowding guests. An office needs a layout that supports how a team actually works together, not just rows of desks. A hospitality property needs a first impression that holds up from the lobby to the last guest room.

We treat each of these as a different design problem rather than applying the same layout logic across every commercial project. The building type, the guest or customer experience, and the daily operational flow all shape the plan differently.

Timeline & Planning

Planned around your opening date, not around ours

Commercial projects tend to move on a different timeline than a residential room refresh, partly because of permitting and partly because a business often needs to keep operating, or open on a specific date, while the project is underway.

We plan around that reality from the first meeting rather than treating it as an afterthought.

Frequently Asked Questions

Yes. Alongside our residential work, we design offices, hospitality properties, and other business interiors across the Sarasota area.

The planning process is similar, but commercial spaces bring different requirements — foot traffic, code compliance, and material durability chief among them. Our NCIDQ certification covers exactly this kind of code-aware planning.

Yes, restaurant and hospitality interiors are part of our commercial design work.

Yes, from initial space planning through final furnishing and styling.

Both cover planning through furnishing, but a commercial project is built around code compliance and durability requirements that a home doesn’t need to account for.

Both. We can be brought in early on a ground-up commercial build the same way we would for a residential one, or we can redesign an existing commercial space.

Both. We take on renovations of existing hospitality and commercial spaces as well as ground-up projects.
